Listing Policy

The rules every property listing on Roov must follow.

Who can list

Only property managers with a verified Roov account may list properties. A property manager may operate as a Lister (listing service only) or a Manager (full tenant management).

You must have the legal right to rent out any property you list — either as the owner, or as an agent formally engaged by the owner.

What every listing needs

A clear title that describes the unit at a glance.

A full street address (which can be hidden from the public marketplace via the privacy toggle in property Settings — the Roov team still sees the full address for verification).

Photos of the actual unit — no stock images, no photos of a different property, no photos of a staging model.

A short video walkthrough (30 seconds is ideal, max 1 minute) showing every room clearly. See the Video Guidelines for the specific rules.

Accurate pricing: annual rent plus any Portable Caution Deposit, Management Fee (Manager mode) or Listing Service Fee (Lister mode), and any other fees.

Correct unit configuration: number of bedrooms, bathrooms, and amenities that reflect the actual unit.

What's prohibited

Listing a property you don't have the legal right to rent out.

Listing the same unit multiple times (create one listing per unit; the wizard supports multi-unit properties).

Photos or videos of a different property, even a very similar one.

Materially false information about price, size, or amenities.

Discriminatory language in the listing (Roov follows the Nigerian Constitution's anti-discrimination provisions).

Review and approval

Every new listing is reviewed by the Roov trust team before going live. See the "How Roov reviews your listing" guide for details on the process.

Listings can be rejected for the reasons in "Why was my listing rejected?" — fix the issue and resubmit.

Enforcement

First violation: the listing is removed with an explanation and you may resubmit after fixing the issue.

Repeated violations, or a single serious violation (like listing a property you don't manage): your account may be suspended or terminated, and payouts may be paused pending investigation.
